Studebaker Lofts is a mixed income project that brings together two goals– the provision of high-quality affordable rental housing for families and the creation of market rate rental units to continue the trend of bringing income diversity to downtown Newark. The project transformed an unutilized industrial building into 34 market rate units and 34 units affordable to households below 60% of median income. The building has served several industrial uses, including as a service center for Studebaker automobiles in the 1930’s. This project preserved the industrial history of the building by renovating the first two stories and restoring the terra cotta Broad Street façade, and three floors were added to the original building to accommodate additional units and community spaces. Combining brick and silver panels, these upper three floors give the façade a more modern design that complements the floors below. Fourteen of the market units feature 14’ loft ceilings and a built-in loft sleeping area. Nineteen of the market units also feature terraces that provide private outdoor space and bring ample light into the unit. The remainder of the market and the low-income units have large windows and higher than average ceiling heights. The building features an energy-efficient design in accordance with the EPA Energy-Star Program requirements, and incorporates a number of sustainability measures that resulted in LEED certification.
